INFLUENTIAL FACTOR FOR PURCHASING RESIDENTIAL PROPERTY IN SAMUT PRAKAN PROVINCE

Abstract

The title of research is “Influential Factor for Purchasing Residential property in Samut Prakan Province.”. The research aims to 1) study influential factor for purchasing residential property in Samut Prakan province. 2) to compare influential factor for purchasing residential property in Samut Prakan province that classified by the demographic factors and 3) to study the  demographic factors and marketing mixed factor affecting purchasing residential property in Samut Prakan province. The population was 981,924 people who had aged 20 years and over in Samut Prakan province. The researcher calculated the sample group by Taro Yamane formula and the sample consisted of 400 people by accidental random sampling. The research instruments were questionnaires. The statistics used for data analysis were percentage, mean, standard deviation. The hypothesis test presented in t-test and F-test and analyzed with pair comparison by Scheffe ‘s method. Factor affecting the selection of Hi Speed internet service was analyzed by multiple regression analysis with enter regression.


The study results revealed as follows: 


  1. Most of the respondents were 202 women at 50.50 %, 233  people who had aged more than 50 years were at 58.75 % , 342 people who had marital status were at 85.50 %, 184 people who bachelor degree level were at 46.00 %, 151 people who worked private company / freelance were at 37.75 %  and 199 people who had monthly income more than 20,000 baht were at 49.75 %

  1. The level of the selection for purchasing residential property as a whole was at the highest average level. When considering individual aspect found that the sample had the opinion about before the selection for the house as the modern style was at the highest average level and the opinions about you compared the potential information of the project location was at the lowest average level.

  2. The comparison of the selection purchasing residential property that classified by demography factors found that the different of gender, marital status, education level, occupation and income of people had the different of selection purchasing residential property with the statistically significant the satisfaction difference at .05 as the hypothesis setting.

  3. Marketing mixed factor affecting influential towards the selection for purchasing residential property in Samut Prakan province found that marketing mixed factor was product aspect , price aspect , distribution aspect , marketing promotion aspect, officer aspect , service process aspect and physical environment affecting influential towards the selection for purchasing residential property in Samut Prakan province aspect as the hypothesis setting with statistically significant the satisfaction difference at 0.01 and 0.05. The seven variables of marketing mixed factors explained variation of the selection the selection for purchasing residential property in Samut Prakan province at 74.7 %.
