A A Study of the Social Impacts of Urban Renewal Projects to Enhance the Quality of Life for Low-income Groups in Thailand and Singapore

Abstract

This article examines the social impacts of urban renewal projects aimed at enhancing the quality of life of low-income groups. The study is based on a review of relevant documents and sources and focuses on three urban regeneration projects from two countries: the Din Daeng Urban Renewal Project and the Baan Mankong Housing Project at Khlong Prem Prachakorn in Thailand, and the public housing projects implemented by the Housing and Development Board (HDB) in Singapore. The findings indicate that all three projects have successfully improved housing accessibility and fostered well-being for low-income residents through systematic planning. However, post-implementation challenges persist. The Din Daeng project faces issues related to resident relationships, public transportation, and commercial space management. The Khlong Prem Prachakorn project encounters challenges in managing residents’ financial risks and addressing social impacts within the community. Meanwhile, the HDB housing projects in Singapore face rising housing demand and escalating prices. Based on these findings, the study recommends the establishment of specialized legislation or urban renewal agencies, the creation of an urban renewal fund, the implementation of efficient land-use planning, and the development of financial assistance measures.
